Commercial Collective are marketing historic Mansfield House at 315 High Street through an expressions of interest campaign.
It is known as the "Jewel in the Crown" of Maitland, and was originally built in Italianate Classical Revival style for the Commercial Banking Company in 1887 by colonial architect George Mansfield.
The property forms part of a historically intact streetscape containing architecturally important 19th century civic and commercial buildings built in the Maitland CBD.
It is currently being used as a wedding and event centre and is being offered for sale with either vacant possession or a sale-and-leaseback deal with the current operator.
Commercial Collective's Brendan Sarroff expects interest to come from investors as well as owner-occupiers.

The building comprises three levels with a ground-floor event centre. There are 10 accommodation rooms, a commercial grade kitchen, private rear gardens, exclusive parking area and potential for further development, subject to council approval.
"There's multiple options," Mr Sarroff said. "I'd expect interest from owner-occupiers, investors and people looking to run boutique accommodation.
"It's a unique opportunity to capitalise on a niche market, whether you're an owner-operator or buy the asset as an investment with a well-known operator already in it.
"It's old, it's unique, it's well-kept. I can see publicans looking at it, self-managed super funds looking at it, owner-occupiers looking at it and possibly even small hotel groups looking at it."
Between 2012 and 2016, the building underwent a painstaking four-year renovation and restoration to preserve the integrity of its Victorian era grandeur.
The property is zoned B4 mixed use and Mansfield House is set on around 1943 square metres of land.
