NSW Ambulance paramedics found the man had suffered a minor injury to his face as a result of the crash and he was taken to Maitland District Hospital for treatment.
Fire and Rescue NSW crews were called to Darwin Street shortly before 10am, arriving to find a small hatchback had crashed into the property.
The driver was trapped after the accident, which firefighters said had also "severely impacted" the stability of the building.
"Firefighters are currently working with specialist engineers to render the building safe," Fire and Rescue NSW said in a statement at 11am.
"The driver of the vehicle has been safely extricated from the car and is being treated on scene by NSW Ambulance.
"Residents should avoid the area while operations are ongoing."
