Merewether ($7.25 million), Salamander Bay ($4.775 million) and Eraring ($6 million), Adamstown ($1.61 million), Tighes Hill ($1.5 million), Bar Beach (believed to be over $5.525 million), Warners Bay (believed to be over $3 million), Speers Point ($2.75 million), Murrays Beach ($1.63 million), Islington ($1.41 million), New Lambton ($3.86 million), Lambton (believed to be over $3 million), Cardiff Heights ($1.63 million) and Elermore Vale ($2.45 million) this year.

The home of former Jets goalkeeper Glen Moss at 19 Kirkdale Drive in Kotara South was sold by First National Newcastle City's George Rafty the day before its first scheduled open house. The sale pipped the previous highest mark of $1.18 million, set in 2018 according to Australian Property Monitors data.
The two-storey brick house at 19 Kirkdale Drive backed onto Raspberry Gully Reserve and had four bedrooms, two bathrooms, outdoor entertaining and an in-ground pool.
Mr Rafty also sold a Torrens Title three-bedroom home at 49 Chaucer Street in Hamilton for $1.05 million after its first open house and a two-bedroom Victorian terrace at 6 Alfred Street in Newcastle East for $880,500 before its auction.
Around 200 groups inspected a four-bedroom home on a 758 square metre block at 3 Karoola Road in Lambton marketed by First National's Mat Iuliano and Tom Lemke which sold for an undisclosed sum believed to be above its guide of $1.2 million to $1.3 million.
A five-bedroom Hamptons-style residence on 5846 square metres of land at 19 Reflection Drive in Louth Park was sold by Belle Property Hunter Valley in 24 days for an undisclosed sum rumoured to be $1.19 million.
Century 21 Novocastrian sold a one-bedroom apartment at 8/129 Brooks Street in Bar Beach for $345,000.
PRD Newcastle and Lake Macquarie sold a two-bedroom townhouse at 3/175 Kings Road in New Lambton for $515,000.
A one-bedroom apartment in Lume at 501/21 Honeysuckle Drive in Newcastle was sold by Street Property for $586,000.
