What's Selling: Third sale in Merewether's Ocean Street in just over one month

Street Property's Damon Sellis reportedly sold a four-bedroom residence with three bathrooms and a four-car garage on a 787 square metre block for an undisclosed sum on October 14. The property was sold off market and is rumoured to have been exchanged for $6 million.

One day later, Robinson Property's Tony Reville sold an award-winning Torrens Title home at 32 Ocean Street for an undisclosed price with the sale being wrapped up within one week on the market.

Teresa Heighington, of Ray White Newcastle and Lake Macquarie, reported over 100 groups through a two-bedroom home at 23 Waratah Street that also sold quickly. Offers over $700,000 were sought and it sold for $726,600.

"All the tenders which came in at the end were all young couples wanting to get into the marketplace," Ms Heighington said.

"Kahibah has a lot going for it. The walking and cycle track, the city so close and it has a really nice community family feel. I think there's lots of movement in Kahibah still."

According to Australian Property Monitors data, the median house sale price for Kahibah has risen from $626,000 in 2019 for 20 sales, down from $675,000 for 20 sales in 2018, to $715,000 for 19 sales this year.

McGrath New Lambton sold a two-bedroom house on a double block at 71-73 Freyberg Street in New Lambton known by locals as the Garden House for an undisclosed sum. It was marketed with a guide of $1.35 million to $1.45 million.

Belle Property Lake Macquarie sold a luxury town home for $1 million at 1/72 Dilkera Avenue, Valentine prior to auction. It was marketed with a guide of $925,000.
