Nick Townsend, of Century 21 Novocastrian, marketed the four-bedroom residence at 10 Castle Drive in the exclusive Park Royal Estate and reported a local buyer had purchased the property for $1.61 million.
"We had interest from all over NSW," Mr Townsend said. "There were a lot of Sydney buyers who were looking to move up but it ended up being bought by someone who lives in the city, in Newcastle. It's a big price for that area."
The home was built in 2005, featured an infinity edge pool and enjoyed an elevated position with bush and ocean views.
The result comes after Altitude Real Estate sold a four-bedroom house at 9 Maria Court for $1.66 million in May.
In February, Belle Property Lake Macquarie negotiated a suburb record sale for Floraville when they sold a six-bedroom house on 1.25 hectares of land at 99 Violet Town Road for $1.92 million.
According to Australian Property Monitors data, the median sale price for a home in Floraville rose from $700,000 for 23 sales in 2019 to $760,000 for 31 sales last year. After the first nine sales of this year APM data shows the median to be $820,000.
Another suburb recording some strong results this year is Islington.
Shore Property's Ryan Gifford marketed a three-bedroom home at 6 Bevan Street with a guide of $1.1 million to $1.2 million.
He said the property attracted strong interest from local and Sydney investors as it featured a self-contained apartment on the ground floor.
It was secured by a local couple for an undisclosed sum believed to be above the guide after its first open house.
APM data shows the median house sale price for Islington in 2019 for 31 transactions was $640,000. That rose to $652,500 for 38 sales last year. This year, after the first 13 sales, the median was $746,000. That included a suburb high of $1.81 million in April.
Big results have also continued for the Cessnock region with Dan Jurd, of Jurd's Real Estate, reporting the $1.1 million sale of a home in new estate Vue at 7 Coolalta Drive, Nulkaba.
