Selling for the first time in 15 years according to CoreLogic data, 56-62 Fern Street has been operating as a home-business for Newcastle-based ceramic artists.

Two bedrooms and two bathrooms are housed in modern living spaces that blend together industrial and Japanese influences.

The 860 square metre property is expected to command a price in the early-to-mid $2 millions, which would trump April's record $1.81 million sale of the four-bedroom home at 27 Chinchen Street.

"This is a definite one-off," said selling agent Roland Campos, of LaneCampos, who is marketing the property with Knight Frank Newcastle's Michael Boom.

"The owners have worked on it for a number of years now to get it to this point.

"There's been a lot of design involved, sourcing materials as well - a lot of their materials have all been recycled.

"They've all come from different parts around Newcastle ... the trusses have come from an old car yard, they've recycled as much as they can."

The warehouse boasts B4 mixed using zoning over its four titles, and is believed to have been used as an ice factory in its earliest days.

Mr Campos said interest in the property had so far exceeded expectations.

"We've had a number of artists coming through the space," he said.

"It could be someone who has their own boutique brewing business, it could be someone like these guys who are artists, someone who has a health business like yoga instructors or fitness studios.

"It could be a car collector as well because there's so much space.

"It could especially suit people who like to work where they live or have an area that's semi-residential that could be rented out as well to generate a bit of income."
