GWH lodges plans for 15-storey development on Hunter, Dension streets in Newcastle West

The development, which has a capital investment value of more than $25 million, includes 74 units, ground-floor commercial spaces and a co-working area.

The residential component includes 25 one-bedroom, 36 two-bedroom and 13 three-bedroom units.

Under the plans, which are on exhibition until Thursday, vehicles access to the 1522 square-metre site - 799-805 Hunter Street - would be via Denison Street.

The development includes three levels of parking with spaces for 94 vehicles.

If approved, multiple existing commercial buildings would be demolished to make way for the project.

An environmental impact statement provided with the development application says the proposed built form is consistent with "the desired character of the area".

"The form and scale of proposal is consistent with the local pattern of development," it says.

The EIS also highlights two similar developments the council has already approved for adjoining sites.

A $27 million development at 20 Denison Street, a 20-storey building featuring 74 apartments and multiple retail spaces, was approved in August, 2019.

It is not clear why the project has not progressed. Attempts to contact the applicant, Newcastle Diamond Pty Ltd, were unsuccessful.

At 809-815 Hunter Street, a 12-storey residential building comprising 15 units, a development at the time worth almost $9 million, was approved in October, 2019.

The applicant Trezco Pty Ltd, appears to have lodged a modification application, according to the council's online development records.

All three developments are in a block, bordered by Hunter, Denison, Tudor and Parry streets, which has a building height limit of 60 metres.

On the northern side of Hunter Street, buildings up to 90 metres are allowed.

It is on that side of the road where developer Thirdi Group last month proposed a $110m mixed-use development on the former Dairy Farmers Corner site.

Doma Group also lodged plans in October for two residential towers adjacent to the multi-storey car park it built in recent years - the roof of which is set to become a communal area for residents of the towers. The $130 million development comprises 356 apartments.

The Cambridge Hotel, which is opposite the Doma towers site, has also been mooted as a significant redevelopment opportunity and has previously been marketed for sale with concept plans featuring a 20-storey residential building.
