A renovated three-bedroom home has crushed Hamilton South's residential record, fetching $3.95 million at auction.

Saturday's sale of 213 Parkway Avenue easily eclipsed the $3.1 million paid in 2017 for a five-bedroom home at number 147.
Featuring two bathrooms, one living area and a one-car garage, the 822 square metre property had undergone a substantial renovation since selling for $1.35 million in 2016.
Spillane Property's Donna Spillane said the sellers had not renovated before.
"They had all the brickwork repointed and it looked really lovely," she said.
"It was a credit to the owners in regards to the actual renovation and extension they did, they put a brand new pool in as well.
"They're not people that flip houses or anything like that, they did the renovation because they had intended to stay but circumstances changed.
"They kept all the original character and features of the home."
A guide wasn't released during the campaign, however, the final sale price was significantly above reserve.
"Going to auction is where you find the highest price - potentially if that sold beforehand it may not have sold for that price," Ms Spillane said.
"That's why we auction properties to get our sellers the best possible return."
There were other multimillion-dollar sales near the beach as Robinson Property's Mike Flook sold 28 Janet Street, Merewether to a local family for $3.37 million.
In Redhead, Belle Property's Katie Kepner sold a four-bedroom Hamptons home at 60A Collier Street for $2.19 million.
It had been expected to fetch in the high $1.9 millions.
Carrington's run of big sales has continued after Walkom Real Estate set a new $2.15 million benchmark earlier this month with a waterfront townhouse at 45/1 Forbes Street.
Street Property's Damon Sellis had a renovated three-bedroom home at 108 Rodgers Street sell for $1,135,000.
On the same day, a resort-style hideaway at 48 Mathieson Street sold before auction for $1.86 million.
The four-bedroom, two-bathroom, two-level home on 253 square metres featured a pool and an abundance of natural light.
First National Newcastle City's George Rafty said about 40 groups had seen the property in two and a half weeks.
"[Carrington is] a bit like Tighes Hill, Mayfield and Maryville ... they're all very sought after inner-city suburbs now and it's about lifestyle as well," he said.
"In Carrington there's a bit of a community, good shopping strip, good pubs, schools, proximity to the harbour, foreshore, city, beaches, it's all part of it."
First National Newcastle City also reported the $1.29 sale of 44 Lewis Street, Maryville, with Mathew Iuliano, and the $1.18 million sale of 47 Railway Street, Cooks Hill, with Luke Murdoch and Bridget Shepherd.
In Kahibah, a three-bedroom, two-bathroom home at 113 Wallsend Street sold inside 10 days for $1 million.
Dalton Partners The Junction's John Kerr had been set to take the home to auction with a guide of $925,000.
